    Default Libby MT area question

    Hey folks reaching out to the RTF family for some input.

    Curious if there are typically any retriever events or training grounds in the Libby MT area? Or within reasonable driving distance from there.

    Taking a drive out that way next week to look at a potential property and just trying to dig up additional info on the area.

    Also if anybody has other information about the area they would like to share that would be great!

    FT peeps=Ronan HRC=Bitteroot, Butte, Missourihead Water AKC=Missoula Club, Helena, Butte. Also tons of events In WA ~5hrs.

    Not really.153 miles (246.23 kilometers) by car, following the US-2 route. Libby and Ronan are 3 hours 36 mins far apart, if you drive non-stop. Mission Valley where 90% of Mt FT and training properties are. Don't do hunt tests.

    Property in Ronan is WAAYYY overpriced and over valued. Contacting realtors to buy your dog properties has let the cat out of the bag. During the national I saw no less than 10 properties I have tracked on Zillow for up to a couple years have their prices increased by hundreds of thousands of dollars. They all drop quickly when the snow flies.

    Are water rights attached to the property or owned by the landowner? I was told that the Native tribe owns all the water in the valley which could be highly sought after by municipalities.

    There is some retriever action near Kalispell which is closer than Ronan. Lance Browns old ponds at the (i think) Coke bottling plant may still exist and be useable.

    Water here can be either from the Flathead Irrigation Project or from surface water with landowner rights (I have both), but loss from agricultural use seems unlikely, at least for the foreseeable future. Whether the dog folks could lose their water, I don't know, but no one seems to be worried about it at present.
