best thing to do is contact a water treatment dealer in the area and ask them. i have spoke to a guy in colorado on the phone a few times and he seems like a stand up guy. if you pm me i will give you his phone number and email and you can pick his brain. water issues are diferent all over the county. two wells can be 100 ft apart and be different water. what works in my area may not work in other areas. www.wqa.org is a good source of info also. you can also pm me with specifics and i can try to help also.

Well there was one house that I liked better than this house that was for sale by owners and they refused to meet us for a showing last night, they were too busy I told my agent to tell them they were a doofus head, especailly since I really liked their listing the best.....oh well, it was on 5 acres any how.....I can do a ton more with 37! Not to mention the "10 car detached garage" - can you say dog kennels

I went to the website shown on the report (www.olsenlab.com) they have a guidelines for water and almost every test result is High to Very High and Sulfer, Sodium and Dissolved Solids are way off the chart!

Bring the report to a Culligan Dealer or a similar type place and ask them what they would recommend to get the water drinkable. I have a bunch of experience with this stuff from my water bottling days but not with high sodium content. TDS and SUlfur is usually taken out with Salt and a water softener, not sure how to do that if you already have high sodium. TDS is calculated by adding up a lot of things, Sodium included and some of the dissolved solids are actually good. Magnesium in the water can reduce heart disease and there are a lot of other good things in hard water. However the treatments to remove some of the bad things can create by-products that are worse than the original. Find a well driller or Water softener company to advise you on what you need. The local well driller probably will be able to tell you the water quality of the area you are looking as well.

If the softener was out of chemicals than the RO was probably not maintained either and some nasty stuff can grow in there if it is not maintained properly.

Agreed, hence why we are checking everything we can - we did find out the well permit was illegal when they originally bought the house and they just updated it a few years ago, so we are unable to find out the depth of the well from the permit - but we are trying to track down the drillers, they should have a record of that.

Also the fact that the original loan price is way higher than what they are asking for - they are not going into forclosure, nor is the loan increased due to a Variable Rate mortagae....so the question as to "why" they are taking a huge loss on the place is bugging me.....they may not want to give up the answers or documents we are asking for, but most everything is public information and the internet can be very useful!

There was a time when it was popular to buy vehicles with a Home loan add on to be able to deduct the interest. But it is certainly a red light among several other red lights. If you both have agents it would be prudent for yours to ask the question as to how they plan to get a clear title with the discrepancy of what they owe to what they are asking.

After our emails I read the rest of the thread and saw the link to CDPHE. If you end up having your own sample analyzed, LSD would be a good lab to use. For the area where you are looking you would want to use the general package or the deluxe package so you pick up the arsenic.

All I can tell you is the way the water tastes naturally from the well differs from when the softener is working right and when it isn't working right, I just had to get a new softener. Also, my house had an original hand dug well that had excellent water but of course we had to dig another well, which had completely different water. I would try to get a taste of the water directly from the well. If it was water alone that was bad I would not turn the house down as that can be fixed but I wouldn't use Culligan again. Go with an independent. However, as you noted, the rest of the deal is fishy unless they are just tired of people being super picky on an older residence. I know I am toying with selling my post civil war farmhouse and I can't deal with people being picky about stuff and how it was done by my ex who probably did a lot wrong since this house had no plumbing or heating systems when we bought it 37 years ago.

It also makes a difference if the house is occupied now or vacant. If vacant the paticles in the pipe build up and will be stronger than with constant daily flow.

You don't even want to know what is in tap water!! Or know what type and how many creatures live in municipal water towers! The conversations I have had with Public Works directors on what they have found in those things makes me cringe having to drink tap water ever. But at least they kill it with Chlorine.

The house was built in 2000, so not an older house and everything inside looks good - the concrete for the patio and garage is cracked and we are trying to find out if they had that put in after the house and went cheapo (no re-bar and poor base) or if there could possibly be a soils issue.

Ask a neighbor how there water is or call the county Soil and Water agent. Any problems will be recorded. Any well that has not been used for a period of weeks will be funky.. No different than muni water sitting in house pipes for weeks. Cities flush hydrants all of the time to clear stagnant water. 95 % of all taste, odor and chemicals can be filtered out. If the water shows no pollutants, only hardness, it can be conditioned quite simply. Ask any of the local well companies the condition of well water in the area. Ask how deep most are et. Don't worry till you get the local answers.
