Vicki, do ducks regularly use the property? If so, you might think of leasing the deer hunting separately from the duck and goose hunting.

I lease several river leases where I can't get on them until gun deer season is over at the end of Thanksgiving.

After our two week split that gives me middle of December through end of January to smoke the ducks, plenty of time for my guide purposes.

Duck hunting spots are NOT leased by the acre, but by the duck population that uses it. If you have a three acre pond that is ducky, in a flyway, or just the place they want to be, then you might expect to lease it alone for $1000 and up.

If you see ducks on it all the time, in numbers of 25 on up, then you have something to lease. If you see some ducks on it every now and then, you would get less.

Duck hunters have a way of finding folks that have water that holds tons of ducks.

Actually, Ken, depending upon the winter, Michigan can be quite mild in November. On the other hand, it can be pretty brutally cold too!

Okay, the property has been leased for the deer hunting rights this year. I appreciate all the info from all of you who helped me figure this out.

I'm not going to lease hunting rights for any other species this year. The ducks can propogate and the turkey can roost safely for another year at least!
